Beyond Dreams LLC, doing business as Sell My Mobile Home SC, buys mobile homes, manufactured homes, and land for cash from owners across the South Carolina Lowcountry. We buy for our own account.

This is important, so we want to be direct about it. When we discuss buying your home or your land, we are acting as a principal buyer purchasing for our own account. We are not acting as your real estate agent, broker, fiduciary, or representative, and no agency, brokerage, listing, or buyer-representation relationship is created by your use of this site or by any conversation with us.

Because we buy directly, there are no agent commissions on our purchase. If you would prefer to list your property on the open market instead, you are free to work with a licensed real estate professional of your choosing, and we would encourage you to compare your options.

3. Inquiries Are Not Offers or Contracts

Submitting a form, calling, texting, or emailing us is an inquiry only. By itself, it does not create:

• A binding offer to buy or sell any property,
• A purchase contract or any obligation to close,
• An agency, brokerage, fiduciary, or other professional relationship.

Any purchase is created only by a separate written agreement signed by you and by Beyond Dreams LLC. Until that is signed, every number, range, and timeline we discuss is informational and non-binding. You are never obligated to accept an offer from us, and there is no cost or fee to request one.

4. Offers, Pricing, and Timelines

Any cash offer, price range, closing timeline, or similar figure we mention on this site or in conversation is an estimate, not a promise. What we can actually pay and how quickly we can close depend on the specific property and its condition, title status, any liens or back taxes, park or community approval where applicable, land ownership and zoning, access, survey, and third parties such as attorneys, closing agents, and county offices. Past transactions do not guarantee future outcomes, and individual results vary.

5. No Legal, Tax, or Financial Advice

We buy homes. We are not attorneys, accountants, tax advisors, licensed contractors, surveyors, or lenders, and nothing on this site or in our communications is legal, tax, or financial advice. Situations involving probate, estates, heirs, divorce, bankruptcy, liens, delinquent property taxes, evictions, or title defects can carry real legal consequences. Please consult a qualified professional about your own circumstances. Where we offer to cover or coordinate certain closing costs or attorney fees in a specific transaction, that arrangement is defined only in the signed written agreement for that transaction.

6. Electronic Communications, Calls, and Texts

By submitting a form or providing your phone number, you consent to receive communications from us electronically, including by email, phone call, and text message, in accordance with our Privacy Policy. Message frequency may vary, and message and data rates may apply. Reply STOP to opt out of text messages at any time, or HELP for assistance. Calls and messages may be recorded or monitored for quality and training purposes where permitted by law.

7. Accuracy of the Information You Give Us

You agree that the information you submit is accurate and that you are the owner of the property you are asking us about, an heir or personal representative with authority to discuss it, or otherwise authorized to do so. Please do not submit someone else's contact information or property details without their permission.

8. Use of the Site

You agree to use this site only for lawful purposes. You agree not to attempt to gain unauthorized access to any part of it, introduce malicious code, scrape or harvest data, or interfere with its normal operation.

9. Intellectual Property

All content on this site, including text, images, photography, logos, layouts, and graphics, is owned by us or used with permission and is protected by copyright and trademark law. You may not copy, modify, distribute, or reuse it without our prior written permission, except for personal, non-commercial viewing.

Our total liability for any claim related to this site is limited to one hundred dollars ($100).

13. Indemnification

You agree to indemnify and hold harmless Beyond Dreams LLC from any claim, loss, liability, demand, or expense, including reasonable attorneys' fees, arising out of your misuse of this site, your violation of these Terms, or your violation of applicable law.

14. Governing Law and Disputes

These Terms are governed by the laws of the State of South Carolina, without regard to its conflict-of-laws principles. Any dispute arising out of or relating to these Terms or your use of this site will be brought in the state or federal courts located in Charleston County, South Carolina, and you consent to the jurisdiction of those courts. To the extent permitted by law, disputes will be resolved on an individual basis and not as part of any class or representative action.

We may update these Terms at any time. When we do, we will update the “Last Updated” date at the top of this page. Continuing to use the site after a change means you accept the updated Terms.
